Bulverde and Spring Branch's Fall Calendar Runs Through Three Zip Codes, Not One Main Street

Ask someone where downtown Boerne is and they will point you to a single street. Ask the same question about Bulverde or Spring Branch and you will get a pause, then three different answers, because the community's biggest fall gatherings do not share a street, a town, or even a zip code.

That is not a knock on the area. It is the actual shape of the place, and it explains why a resident's October here looks nothing like a resident's October two exits down the highway. If you have lived here long enough to stop noticing it, it is worth naming: this fall, the things that make Bulverde and Spring Branch feel like a community happen on Bulverde Road, on Spring Branch Road, and on a road that technically has a San Antonio mailing address. Three roads, three zip codes, one community that has never needed them to match.

Bulverde Road, Under the Oaks (78163)

The most consistent gathering in the area is not an annual festival. It is Bulverde Market Day, which sets up under the oak trees at 2545 Bulverde Road, also known as FM 1863, every second and fourth Saturday from 9 a.m. to 2 p.m. It is a makers-only market by design. The organizers do not accept applications from service providers, only from vendors who actually produce what they are selling, and the market runs about 35 tent vendors alongside three food truck spaces.

The remaining 2026 dates are already set: September 26, October 10, and October 24. For the first time, the market is also adding a Kids Only Market Day on October 31, from 10 a.m. to 2 p.m., open to vendors 17 and under with a parent present throughout, at a $10 vendor fee instead of the standard adult rate. It is a small addition, but it says something about how this market thinks of itself: not as a tourist draw, but as a recurring civic habit that the community is now teaching its own kids to run.

None of this requires a storefront, a lease, or a chamber ribbon-cutting. It requires oak trees and a Saturday, twice a month, on a road with a Bulverde address and a 78163 zip code.

Spring Branch Road, Where the Cattle Ranch Hands Out the Trophies (78070)

A few miles away, on Spring Branch Road, sits Knibbe Ranch, a working cattle operation that has stayed in the same family for more than 150 years and now doubles as an event venue. The property is also the site of a documented archaeological dig and a prehistoric buffalo jump, which is not the kind of detail you find at a typical banquet hall.

This year, Knibbe Ranch is where the community's own honor roll got read out loud. The Bulverde Spring Branch Area Chamber of Commerce ran its Best of Bulverde Spring Branch 2026 awards on a real calendar: nominations opened June 1, voting ran from June 15 through July 15, and the winners were presented in person on August 11 at Knibbe Ranch. That ceremony has already happened. The results are a month old as of this writing, which means the businesses your neighbors voted for are already wearing the title, not waiting to find out.

It is a small detail with a bigger point. The community's own version of a rankings night does not happen in a downtown ballroom. It happens on a cattle ranch with a Spring Branch address and a 78070 zip code, a few miles from where the market sets up under the oaks.

Natural Bridge Caverns Road, Which Isn't Even in Bulverde or Spring Branch (78266)

Here is the detail that makes the pattern impossible to ignore. The single attraction most people associate with this stretch of Hill Country, Natural Bridge Caverns, sits at 26495 Natural Bridge Caverns Road, and its own mailing address is San Antonio, TX 78266. The area's biggest draw for outside visitors does not even claim a Bulverde or Spring Branch address, yet it is the answer most people give when asked what is out here.

Its October calendar is set for this fall. Ballet Texas is performing Dracula 130 feet underground in the Hidden Wonders Ballroom on Saturday, October 3, at 7 p.m., with VIP tickets at $89.99 and general admission at $64.99. That performance is the official kickoff to Cavern Bat Fest, which then runs every weekend through October starting October 4, built around the cave's actual resident bat population rather than a costume theme borrowed from somewhere else.

So the third address on this fall's map is not in either town by name. It is a cave a few miles up the highway with its own zip code, its own ticketing system, and its own reason for existing that has nothing to do with a downtown business district.

What Three Zip Codes Actually Mean If You Live Here

Put the three addresses side by side and the pattern is plain:

Where Address (Zip) What Happens There This Fall
Bulverde Road 2545 Bulverde Road, Bulverde, 78163 Bulverde Market Day, makers only Sept 26, Oct 10, Oct 24, plus a Kids Only market Oct 31
Spring Branch Road 9981 Spring Branch Road, Spring Branch, 78070 Knibbe Ranch, working cattle ranch and event venue Best of BSB 2026 winners named Aug 11
Natural Bridge Caverns Road 26495 Natural Bridge Caverns Road, San Antonio, 78266 Underground ballet and a bat-themed October Dracula on Oct 3, Cavern Bat Fest weekends from Oct 4

No single one of these places is the center of anything. That is the point. A resident planning the next six weekends is not choosing between "staying local" and "driving to San Antonio." They are choosing among three genuinely different kinds of gathering that happen to sit within a short drive of each other and share almost nothing else, not a street name, not a zip code, not even a governing chamber in the case of the caverns.

It also means the usual language people use for towns like this, a Main Street revival, a downtown renaissance, does not really apply. There is no single street to revive because there was never a single street carrying the weight. What holds this area together is closer to a set of standing appointments: a market that shows up twice a month regardless of what else is happening, a ranch that has been hosting the community's own recognition events, and a cave that runs its own seasonal calendar a few miles outside either town's limits.

If you have lived here a while, none of this is a surprise so much as a confirmation of something you already sensed but maybe had not put into words: this is not a place organized around a center. It is a place organized around a rhythm, one that happens to run through three different roads and three different zip codes at once.

That kind of layout shapes more than a weekend plan. It shapes how people think about the piece of land they eventually build on here, whether that means being a short drive from the market's Saturday rhythm, close enough to Spring Branch Road to feel part of the ranch-hosted side of the community, or simply comfortable with the fact that the area's biggest attraction technically belongs to a different zip code altogether. If you are weighing where on that map your own project should sit, BGA Design + Build works across Bulverde, Spring Branch, and the surrounding Hill Country and can talk through what a given piece of land actually offers once you look past which zip code it happens to carry.
